Meet Celeste

A local first, and an agent second.

I grew up in West Palm Beach, spent four years selling real estate in New York, and came back for good. When I show you a neighborhood, I'm showing you home.

I'm Celeste Rodriguez, a Realtor with Vantage Realty Partners. I've been in real estate for six years: four in New York and the last two back in South Florida. I'm licensed in both states, so I know both sides of the move many of my clients are making.

I own a home here, and I know how each neighborhood feels on a weekday morning, which shops have held their corner for decades, and how a 1920s bungalow compares with new construction a few miles west. That goes into every price I recommend and every offer I write.

Off the clock, I volunteer around town and spend my money at the small businesses that have stood the test of time. And hablo español, so we can work through every document in whichever language you prefer.

How I help

Buying, selling or investing, I handle the hard parts.

Selling

Sell for the right price, without surprises.

  • Pricing from recent sales on your street, not countywide averages
  • Straight advice on what to fix, what to leave, and how to show it
  • Marketing that reaches local buyers and buyers moving from out of state
  • Calm handling of complicated sales and unusual timelines
  • Negotiation and paperwork, handled through closing

Buying

Find the right home, even from New York.

  • I schedule and attend showings, and tour with you live on FaceTime
  • First-time buyers get every step and every document explained
  • Insurance, flood zone and inspection questions answered before you offer
  • Honest neighborhood advice from someone who lives here
  • Strong, well-prepared offers in a competitive market

Investing

Find the deal, then sell the finished project.

  • Help sourcing investment and renovation properties
  • Local insight on which streets and property types hold value
  • A resale plan in place before you close on the purchase
  • Listing and selling the project once it's done
  • One agent from your first deal to your next one

New York + South Florida

Moving from New York? You may never have to fly down.

I sold real estate in New York for four years before coming home, and a lot of my clients buy their Florida home while they're still up there. Florida has no state income tax, and the process is easier to run from a distance than most people expect. Three things I tell every one of them:

  1. You can close remotely.

Florida allows remote online notarization, so you can often sign your closing documents from home. I'll set it up with the title company.

  2. File your homestead exemption.

Make the home your permanent residence by January 1 and apply by March 1. It can take up to $50,000 off your home's assessed value and caps future increases.

  3. Quote insurance before you offer.

Insurance is the real budget line here. Get quotes, and a wind mitigation report, before you write the offer.

Historic homes & new construction

Old Florida character, or brand-new construction.

I love both. Some buyers want a 1920s home with original floors and a courtyard. Others want impact windows and a builder warranty. I know the questions to ask for each.

Historic homes
Many pre-1940s South Florida homes were framed in Dade County pine, a dense wood that resists termites and rot and isn't available to builders anymore. I'll help you find out what's original and what's been updated.
Tax incentives
Restoring a home in one of West Palm Beach's locally designated historic districts may qualify for a city property tax exemption on qualified improvements. You apply before the work starts.
Due diligence
A wind mitigation report can lower your insurance premium, and the permit history shows when the roof, wiring and plumbing were last updated. I make sure you have both.
New builds

Questions

Questions I hear a lot.

Who is Celeste Rodriguez?

I'm a Realtor with Vantage Realty Partners, born and raised in West Palm Beach, Florida. I've been in real estate for six years: four in New York and the last two back home in South Florida. I represent buyers, sellers and investors across Palm Beach County, help clients moving between New York and Florida, and work in English and Spanish.

Do you work with both buyers and sellers?

Yes. I represent home buyers, home sellers and investors, including clients who buy a property, renovate it and then have me sell it.

What areas do you serve?

South Florida, with a focus on Palm Beach County, including West Palm Beach, Palm Beach, Lake Worth Beach, Palm Beach Gardens, Jupiter, Wellington, Delray Beach and Boca Raton. West Palm Beach is my hometown and the area I know best.

Can I buy a home in Florida while I still live in New York?

Yes, and many of my clients do. I schedule and attend showings for you, tour homes with you over FaceTime, and keep you updated at every step. Florida allows remote online notarization, so you can often sign your closing documents without flying down.

Do you speak Spanish?

Sí. I'm fluent in English and Spanish, and I can take you through the whole purchase or sale in either language.

What should I know before buying a historic home in West Palm Beach?

Ask which parts of the home are original, get a wind mitigation report, which can lower your insurance premium, and pull the permit history to see when the roof, wiring and plumbing were last updated.

If you plan to restore a home in a locally designated historic district, ask about the city's property tax exemption for qualified improvements before any work starts.
